Permitting Process:

Welbilt Homes is a full service builder who will help you every step of the way from start to finish. Our Permit Coordinator will assist you with all permits, septic designs and permits, etc. Our engineer and surveyor are fully accessible in the event that your municipality would require surveying, engineering or soil and erosion plans, etc. We will do our best to make the building process one of the most exciting times of your life.

Standard Features

Excavation:

It is important to us to protect the integrity of your home and in order to provide you the quality workmanship that you expect, Welbilt Homes Inc. will provide our experienced excavator to provide all of your excavation needs from proper positioning and grade establishment of your new home, to all field inspections and the scheduling of all utility connections with your utility providers.   Our excavator has a longstanding reputation with our company, not only with reasonable prices, but with professionalism.  Excavation costs will be given as an estimation on your written contract to take to your lending institution. 

Foundation:

  • Basement - Second means of egress to be determined (optional)
  • 8"x20" concrete footings, formed concrete.
  • 10" cement block per plan, 12 course basement with poured cores every   4'8" with reinforcement.
  • 8" cement block, per plan.
  • Poured walls (optional).
  • Perimeter foundation drains with sump pump tub installed (Pump Optional).
  • R/I of radon loop under basement floor.
  • One coat of cement pardging.
  • One clear coat DECO 20 damp proofing, below grade.
  • Marflex basement waterproofing system (optional).
  • Anchor bolts.
  • Approximately 4" thick concrete basement floor.
  • 2 vinyl clad basement windows with screens.
  • Plastic Vapor barrier under concrete.

Framing System:

  • 2"x6" Pressure treated plates with sill sealer.
  • 2"x10" Floor joists, 16" O.C. with bridging.
  • 2"x6" or 2"x8" ceiling joists and roof rafters as per plan.
  • Sub floor: 3/4" (50 Year Warranty) T & G that is glued and nailed.
  • 1/2" ZIP sheathing, framing of roof system, stick built 16" O.C.

  • 2"x6" wall studs in garage.
  • 2"x6" wall studs with OSB sheathing on house only.

Roof

  • Roof system stick built 16" O.C.
  • Hurricane strap connectors on roof rafters at exterior wall bearing points
  • 15 lb. Felt paper.
  • Lifetime architectural shingles 30 year equivalent.
  • All aluminum drip edge.
  • Fully flashed.

  • Wall to wall carpet in all other rooms (as per plan), choice of a variety of colors and textures, berber, plush, or sculptured.
